Changes To HIP Regulations With Effect From April 2009

From 6th April 2009, ALL Home Information Packs must include a Property Information Questionnaire.

The Direct.Gov website summarises ...

"On 8 December 2008, the Minister for Housing, Margaret Beckett, announced proposals to improve and simplify the consumer content of the Home Information Pack (HIP). The Property Information Questionnaire (PIQ) has been designed to be easy for sellers to complete without professional help and will provide buyers with basic, useful information about a property that will help to inform their decision to view a property or make an offer."

The PIQ is a one-stop checklist to help buyers make informed decisions about whether to complete a viewing, or proceed with the purchase.

The Questionnaire will advise potential buyers of any flood risk information, gas and electrical safety as well as the more day to day information – parking arrangements and management information (leasehold properties/flats).
You should ask the Estate Agent for a copy before considering a viewing, to make sure time is only invested in visiting those properties with the qualities and features that are right for you.
